Requirements

Proof of payment of the $200 water meter fee (Water Department)
Payment of the Resale Certificate fee, a completed application and an approved inspection
Ten-year sealed battery smoke alarms on each level and outside each sleeping area; hardwired alarms (installed after 1995) in bedrooms, near bedrooms and on each story, not replaced with battery units
Carbon monoxide detector within 10 feet of all sleeping areas
Low voltage fire alarm systems tested by a licensed electrician or fire alarm contractor, with the report submitted before the inspection
Secondary power source warning label (generators, solar, battery storage) within 18 inches of the main panel and meter
Property Maintenance Officer inspects the sidewalk and the whole exterior
Open permits are checked on the application

Fees

Resale Certificate fee	$125
New application if the closing does not happen within 60 days	$100
Water meter fee on the sale of any home (paid to the Water Department; proof needed)	$200

Timing

Inspections are on Wednesdays between 10:00 a.m. and 2:00 p.m. If fees are paid by check, allow a one week wait for the check to clear. No same-day re-inspections.
