Requirements
  • All open construction permits closed out at least one week before scheduling
  • Zoning conformance and no clear-water discharge (sump, roof, yard drainage) into the public sewer (Borough Code §363-5G)
  • Smoke alarms on each level and near bedrooms; ten-year sealed battery alarms where hardwired were not required; hardwired alarms may not be replaced with battery units
  • Carbon monoxide detectors near all bedrooms and sleeping areas (UL 2034)
  • Secondary power source label (generator, solar, battery storage) within 18 inches of the main panel and meter
  • House address displayed; Borough-issued garbage and recycling containers on the property; pools fenced
  • Work done without permits must be permitted and inspected before the certificate is issued

Timing
All open construction permits must be closed at least one week before the resale inspection is scheduled. Inspections are Monday to Friday, 9:00 am to 12:00 pm.

Smoke and CO alarm certificate

Required
Requirements
  • Smoke alarms located per NFPA 72, at least one on each level and in the immediate vicinity of all bedrooms
  • Hardwired alarms from original construction may not be replaced with battery units; elsewhere use ten-year sealed battery alarms (ANSI/UL 217)
  • Carbon monoxide detectors near all bedrooms and sleeping areas (UL 2034, NFPA 720)
  • If smoke alarms are tied to a burglar alarm, call the alarm company 15 minutes before the inspector arrives and know the reset code
  • Secondary power source label within 18 inches of the main electrical panel and meter
  • Fire extinguisher no longer required, only recommended (Borough guidelines revised 06/12/25)
