Requirements
  • Smoke and carbon monoxide detectors installed
  • Handrails on all stairways with three or more risers
  • Sump pumps proven not to discharge into the sanitary sewer
  • All open construction permits closed, and permits on file for newly installed items (furnace, water heater, roof, siding, finished basement, kitchen and bath, electrical and plumbing work)
  • Sidewalks and driveways in the public right-of-way in good condition
  • House numbers visible from the street
  • General compliance with the property maintenance and zoning codes
  • Homes not on municipal sewer: septic system tested and report reviewed by the Construction Official, Township Engineer and Board of Health; cesspools must comply with N.J.A.C. 7:9A-3.16
  • An adult must be present to give the inspector access; all inspection correspondence is by email

Timing
Issued or denied within 10 days of filing. The fee is lowest when the request is received more than 10 business days before the change of occupancy. The Township suggests planning the inspection at least two weeks before closing; inspections are Monday to Friday, 10am to 3pm, and the resale and smoke inspections are usually set for the same date.

Smoke and CO alarm certificate

Requirements
  • One smoke detector in the basement and on each floor (unfinished attics excluded), and within 10 feet of the doorway of bedrooms on any floor with bedrooms
  • Battery smoke detectors must be 10-year sealed lithium units; all smoke detectors less than 10 years old and ANSI/UL 217 listed; hardwired detectors stay hardwired
  • Carbon monoxide detectors within 10 feet of the bedrooms (outside the bedroom), less than 10 years old, UL 2034 listed
  • Low voltage or monitored alarm systems must be tested/serviced first, with a report from the alarm company available at the inspection
  • Fire extinguisher 2A:10BC, no more than 10 lbs, listed, labeled, charged and operable, brand new with receipt or tagged within 12 months, present on the main level with mounting hardware and instructions left for the new owner (form still lists it)
  • Secondary power source warning label (for example 'CAUTION: MULTIPLE SOURCES OF POWER') within 18 inches of the main electrical panel and meter if the home has a generator, solar panels or battery storage
