- Seller must close out all permits before the CO inspection
- Smoke detector on every level including the basement and within 10 feet of every bedroom door; type depends on the year built or altered (battery before 1977, hardwired/interconnected for later homes); detectors over 10 years old must be replaced; electric detectors cannot be replaced with battery units
- Monitored smoke detection systems need an NFPA-72 test report from the monitoring company dated no more than 30 days before closing
- Carbon monoxide detector on every level and on the sleeping levels of 1 and 2 family dwellings, in the hallway within 10 feet of every bedroom door
- Portable fire extinguisher within 10 feet of the kitchen: 2.5 to 10 pounds, 2A-10B:C (ABC), tagged within the past year or new with receipt, mounted with top no more than 5 feet up, owner's manual present (checklist revised 08/28/2019 still lists it)
- Homes with a residential sprinkler system need an inspection report from a licensed contractor
- Sump pumps may not discharge into a sewer line or sink; handrails on interior and exterior stairs; no extension cords as permanent wiring
- Sidewalks in disrepair must be repaired or replaced before inspection (sidewalk permit needed to replace slabs)
- Common hallways and stairways in two-family houses need smoke detectors on each level
