Requirements
  • Seller must get a Certificate of Continued Occupancy from the Construction Official on every transfer of a one to four family home
  • The certificate confirms the home may keep its current use and that the use is permitted in the zone (or is a valid nonconforming use or approved by variance)
  • Inspection of the premises by the Construction Official before the certificate is issued
  • Use the Borough's Residential certificate application (UCC F270) and check Certificate of Continued Occupancy

  • Smoke detector on every floor of the home, including basements, hallways and all habitable floors
  • Hallways more than 20 feet long need two detectors
  • Carbon monoxide alarm (the form records the number present)
  • The form also asks about sump pumps and open permits
