Requirements

All construction permits closed out before the inspection
Legible house numbers clearly visible from the street
Sump pumps not piped into the sanitary sewer and discharged properly
Boilers, hot water heaters and water softeners installed with required permits
Front door dead bolts keyless on the interior side
Damaged or uneven public sidewalks and aprons must be replaced (permit required)
Smoke Detector Certificate of Compliance applied for at the same time

Fees

Resale certificate, single-family home	$100
Resale certificate, two-family home	$150
Resale certificate re-inspection, if needed	$50.00

Timing

The application must be submitted at least 20 days before the closing date. The Construction/Zoning Official calls the seller to schedule the inspection.

Valid for

The Resale Certificate expires ninety (90) days from issuance (Ordinance #10-16).

Requirements

Smoke detectors on every level, including the basement
Smoke and carbon monoxide detectors within 10 feet of all sleeping areas
All detectors in working order
Smoke detectors UL approved with a 10-year sealed battery

Midland Park Fire Prevention Bureau (Borough of Midland Park)

Fees

Smoke Detector Certificate of Compliance	$50
Smoke detector re-inspection, if needed	$25

Timing

Submit at least 20 days before closing together with the resale application; the Fire Prevention inspector calls to schedule. The certificate expires six (6) months after issuance.
