Requirements
  • All open permits must be inspected and closed before the resale inspection; no unpaid fees or property maintenance violations
  • Furnace/boiler flue connections properly sealed at the chimney
  • Water heater and mechanical equipment replaced under a permit, with an inspection sticker on the unit
  • Sump pump must discharge outside, not into the sanitary sewer
  • Anti-tip brackets on kitchen stoves where the maker requires them; rigid exhaust ducts for visible hood/microwave ducts where required
  • Electrical outlets, switches, boxes and panels covered; no lamp cords on fixed appliances
  • Handrails on 4 or more risers; guards on landings 30 inches above floor or grade and on open basement stairs
  • Garage walls and ceilings next to the house must be sheet-rocked
  • Pool fences and gates compliant (gates swing out, self-close and latch, latch 54 inches above grade); hot tubs need approved latches
  • Lawn and bushes neatly trimmed
  • Bedroom and bathroom count must match the property tax record
  • Smoke alarm on every level, less than 10 years old, 10-year sealed battery or hardwired
  • Carbon monoxide alarm within 10 feet of every bedroom (battery or plug-in)
  • For a 1 or 2 family resale, the buyer signs a notarized basement/attic use agreement (no separate dwelling unit, no bedrooms or cooking in the basement or attic)
  • Someone over 18 must be home for the inspection window

Inspections are only on Tuesdays and Thursdays between 9:00 am and 11:00 am. The base fee assumes 11 or more business days' notice; shorter notice costs more. Open permits must be closed before the resale inspection.

  • Carbon monoxide alarm within 10 feet of every bedroom (battery or plug-in accepted)
  • Is the alarm system monitored? (asked on the application)
