Requirements
  • General inspection of the visible parts of the premises for apparent zoning violations
  • Pool must have a pool fence with self-closing, self-latching gates that swing away from the pool
  • Application lists kitchens, baths, bedrooms and the number of families before and after the sale
  • If the building will not be occupied, the buyer submits a certification instead and gets the Construction Official's approval document
  • If violations cannot be fixed before closing, the applicant can certify a cure date and get a temporary certificate; a $50 a day fine applies if not cured by that date
  • No CCI is issued on resale while a tree removal violation is outstanding

Timing
The Construction Official inspects within 10 days of a fully completed application and fee; the form says the department has ten working days to approve or deny.

Smoke and CO alarm certificate

Requirements
  • At least one smoke detector on each level including the basement; prewired interconnected detectors must work and cannot be replaced by battery units
  • Detectors 10 years or older must be replaced
  • Carbon monoxide detectors on each level with bedrooms, within 10 feet of each bedroom
  • Fire alarm systems: someone must know how to silence and reset; an alarm company report from the last 6 months avoids on-site testing
  • Portable fire extinguisher, 5 to 10 pound ABC, minimum 2A:10B:C, mounted within 10 feet of the kitchen and serviced/tagged within 12 months or with a purchase receipt (form still lists it)
  • Building information sheet (solar panels, pools, gates, Knox box, sprinklers, truss roof) and emergency contacts; the inspector photographs the exterior for preplans
