Requirements
  • Inspection showing the home is fit for occupancy under the Borough Property Maintenance Code (Chapter 13)
  • Adequate toilet and bathing facilities
  • Fire-rated door between the house and garage, and fire code sheetrock in a garage that adjoins or sits under living space
  • No fire hazards or electrical hazards
  • Smoke detectors on each floor and in the basement; carbon monoxide detectors where there are fuel-burning appliances or an attached garage
  • Portable fire extinguisher per N.J.S.A. 52:27D-198.1 (code still lists it)
  • Sidewalks, driveway aprons and curbs in good repair and safe condition
  • The inspection report records water meters and remote readers, number of units and kitchens, and any sump pump and where it discharges
  • Application in affidavit form with owner, buyer, representative, number of future occupants and sale price
  • A separate fee for each unit on the property

The code says a permit or a written denial is issued within 10 days of a complete application, fee and the inspection being scheduled. Applying within 3 business days of the inspection costs more.
