Requirements
  • Complete Rental/Resale Certificate of Inspection & Fire Safety application with all buyer and occupant names and ages
  • All construction permits and violations must be closed out
  • All taxes must be paid up to date
  • Estates must provide executor documentation; corporations must provide formation documents
  • Exterior and interior inspection checklist (paint, street numbers, foundation, windows and screens, handrails, sidewalks and stairs, GFCI outlets, gutters, debris, cleanliness, no infestation)
  • Oil tanks not in use must be removed or filled under the Uniform Construction Code (demolition permit required)
  • Smoke and carbon monoxide inspection is required with every code enforcement inspection (separate fire fee)
  • First reinspection is free; there is a fee for the second; missing the inspection is an automatic failure

Timing
Inspectors are part-time and inspection space is limited; plan ahead. Under the code, the permit is issued or denied within 10 days of a complete application and inspection.

Smoke and CO alarm certificate

Requirements
  • 10-year sealed battery smoke detectors on each level, including basements (not attic or crawl space), and outside each separate sleeping area
  • Homes built after 1977 with AC powered and/or interconnected detectors must keep them in working order
  • Carbon monoxide detector in the common area of any floor with a bedroom or garage
  • All detectors in working order
