Requirements
  • On-site inspection of the home by the Code Official before any sale or transfer
  • Sidewalks, steps, driveways and similar paved areas must be in a proper state of repair before the sale
  • Inspection checklist covers the exterior (property clean and orderly, siding, roofing, windows, screens, handrails, decks, gutters, house number visible) and the interior (smoke and CO alarms, GFI outlets, plumbing, electrical, bedroom egress windows and doors, water heater relief valve, dryer venting)
  • Bedroom occupancy limits: 70 sq ft for 1 occupant, 100 for 2, 150 for 3, 200 for 4
  • Applicant certifies the home and other structures meet Sea Girt zoning and that no rubbish, debris or bulk garbage will be left before the new occupancy
  • Smoke alarm / CO alarm certificate (CSACMAPFEC) for the sale, charged separately (see fire certificate)

Smoke and CO alarm certificate

Requirements
  • All smoke alarms tested by push button; homes built before 1978 need at least battery alarms on each level; 1978 to 1983 hardwired with battery backup on each level; 1984 to 1990 also interconnected; 1991 and later also one in each bedroom
  • Battery-only smoke alarms must be 10-year sealed units; alarms more than 10 years old are not accepted
  • If the home has a monitored alarm system, a letter from the owner, agent or monitoring company saying it is maintained and works
  • Carbon monoxide alarms outside each separate sleeping area where there are fuel burning appliances or an attached garage; not older than 5 years or past the maker's expiration date
  • Fire extinguisher, minimum 2A:10B:C, within 10 feet of the kitchen, mounted in the exit path and serviced within 12 months or newly bought (2018 guidelines still list it)
