- Requirements
- Online application with the required forms and payment
- Home inspection by the Housing Inspector using the Borough's Housing Inspection Checklist (working doors, windows and locks, handrails on stairs with four or more risers, hot water at all fixtures, relief valve discharge pipe, house numbers at least 3 inches, clean and free of debris, sidewalks and driveways in good repair, and more)
- All building permits closed out with the Building Department
- Level II chimney certification for a sale for any wood-burning fireplace, or an invoice showing the fireplace was properly sealed
- Smoke and carbon monoxide alarm certificate (fee added to the online CO application); 10-year sealed smoke alarms in all bedrooms and sleeping areas
- If the home has an alarm system, it must be registered with the Police Department (alarm monitoring certificate if monitored)
- No temporary or "as is" sale certificates are issued

- After payment is processed, the Housing Department contacts the applicant within 7 business days to schedule the inspection. No inspection is scheduled until all building permits are closed.

- Valid while the occupant it was issued to stays in possession. Occupant names may only be changed within ten days of the inspection; after that a new application is needed.

Smoke and CO alarm certificate
Required- Requirements
- Smoke and carbon monoxide alarm certificate when a 1 or 2 family home is sold (Borough Code 9-2.5f); the obligation is on the owner or seller
- 10-year sealed smoke detectors in all bedrooms or potential sleeping areas and guest rooms
- Newly installed smoke alarms must be photoelectric type (NFPA 72, January 1, 2022)
- Carbon monoxide alarms as required by N.J.A.C. 5:70-4.19(d) and 5:70-2.3
