Certificate of Occupancy Required
Resale Certificate of Inspection / Certificate of Occupancy (Real Property Transfer Permit) · Borough of Deal Code Enforcement (Building Department / Construction Official)
- Complete Rental/Resale Certificate of Inspection & Fire Safety application with all buyer and occupant names and ages
- All construction permits and violations must be closed out
- All taxes must be paid up to date
- Estates must provide executor documentation; corporations must provide formation documents
- Exterior and interior inspection checklist (paint, street numbers, foundation, windows and screens, handrails, sidewalks and stairs, GFCI outlets, gutters, debris, cleanliness, no infestation)
- Oil tanks not in use must be removed or filled under the Uniform Construction Code (demolition permit required)
- Smoke and carbon monoxide inspection is required with every code enforcement inspection (separate fire fee)
- First reinspection is free; there is a fee for the second; missing the inspection is an automatic failure

Smoke and CO alarm certificate Required
- 10-year sealed battery smoke detectors on each level, including basements (not attic or crawl space), and outside each separate sleeping area
- Homes built after 1977 with AC powered and/or interconnected detectors must keep them in working order
- Carbon monoxide detector in the common area of any floor with a bedroom or garage
- All detectors in working order
