- Steps and walkways without trip hazards; cracked sidewalk blocks with a height change replaced
- Guardrails where a porch, landing or stairs is over 30 inches above grade; handrail on steps with 4 or more risers
- Yard free of high grass, weeds, dead trees, debris and hazards
- Gutters and downspouts attached and clear, with splash blocks or diverters
- Basement/crawl space openings and exterior doors secure and weatherproof; sump pump discharge outside, not into the sanitary sewer
- No signs of pests (otherwise a licensed pest control certification is needed)
- Bathroom window or exhaust fan; GFI protection on existing bathroom, kitchen counter, garage and exterior outlets
- Cover plates on all switches and outlets; electrical panel secure, labeled, no open breaker slots; A/C disconnect at the outdoor unit
- Windows intact; bedroom windows open and close for emergency escape
- Water heater relief valve with discharge pipe ending 2 to 6 inches above the floor; tight flue connections
- No plumbing leaks; fixtures and toilets secure
- Heating system working
- Work done without permits will be cited; open permits must be closed out

Smoke and CO alarm certificate
Required- Requirements
- Homes built before 1977: 10-year sealed battery smoke alarms on each level and within 10 feet of bedrooms
- Homes built after 1977: hardwired, interconnected smoke alarms on each level and within 10 feet of bedrooms; 1990s and newer also need battery backup and an alarm in each bedroom
- All single-station smoke alarms must be 10-year sealed battery type (effective 01/01/2019)
- CO alarm within 10 feet of sleeping areas
- 2A:10B:C fire extinguisher, not more than 10 pounds, mounted with the maker's hanger or bracket, visible and within 10 feet of the kitchen, with an inspection tag or a store receipt from the last 12 months
- House number at least 3 inches, contrasting color, on the street side
- A cottage or garage apartment being sold needs its own application and fee
