- A representative must be on location for the inspection
- Lead paint certification for any house built before 1978 (application form; the guideline sheet labels this as for rental properties)
- House numbers in Arabic lettering, 3 inches, on the front wall or porch, 30 inches above ground
- Smoke alarm on each floor and in each bedroom; 10-year sealed battery alarms where none exist or when replacing battery alarms; hardwired alarms may not be replaced with battery alarms
- Carbon monoxide detector on each floor
- 2A/10BC fire extinguisher, not over 10 lbs, wall mounted about 5 ft from the ground (waist level accepted), within 10 ft of the kitchen and in view
- Sidewalks and driveways with no cracks or unevenness, no skim coating or ramping; must be visible and clear of snow, ice and parked cars
- Front and rear porch or deck well maintained and sturdy
- Windows operable and in decent condition
- Firmly secured railing on stairs with 4 or more steps
- Water check: toilets flush, drains work, hot water
- Covers on all light switches and receptacles
- No holes in walls, floors or ceilings; painted
- Sump pump must not be tied into the sewer
- Yard and property maintained (grass cut, trimmed)
- Secondary power source labels on electric panel and meter if there is solar or a generator; solar panels and EV chargers must have been permitted
- Any open permits must be closed / finalized
