Requirements
  • Interior and exterior housing resale inspection of every 1 and 2 family dwelling
  • Grading and drainage, sidewalks and driveways, accessory structures
  • Stumps from trees that caused sidewalk damage
  • Exterior structure: protective treatment, structural members, foundation walls, roofs and drainage
  • Roof certification and chimney certification (wood burning or gas) may be required
  • Stairways, decks, porches and balconies; handrails and guards
  • Interior surfaces, stairs and walking surfaces
  • Infestation / termite
  • Plumbing system hazards and plumbing certification
  • Mechanical appliances and mechanical certification
  • Electrical hazards and electrical certification; 2 outlets in every bedroom; GFCI style protection near sinks, sump pump, bathrooms, kitchen counters; weather resistant covered outdoor outlets
  • Smoke alarms, carbon monoxide detector, interior locked doors
  • Shed letter if there is a shed; grass or weeds
  • Rental registration if the property will be rented
  • New or open permits must be closed; no new occupancy until the final CO is issued

No fixed number of days published. The town says to leave enough time between the inspection and settlement so the certificate is issued before settlement.

Smoke and CO alarm certificate

Requirements
  • Each level must have an AC hard wired or 10-year sealed battery smoke alarm; all smoke alarms must be within 10 years of manufacture date
  • Alarm type depends on original construction date: pre-1975 homes need 10-year sealed battery alarms on each level; newer homes need hard wired interconnected alarms per the era table
  • A smoke alarm is required in every bedroom regardless of the home's age, plus outside sleeping areas and on every level
  • Smoke alarm at the bottom of basement stairs (within 10 feet of the stairway, not in the stairway) and top of walk-up attic stairs
  • Carbon monoxide alarm within 10 feet of each sleeping area
  • Hard-wired proprietary fire alarm systems must be tested per NFPA 72 with a test report at inspection
