  • Porches, landings, stairs, balconies and railings safe
  • No broken glass or doors; windows and doors working
  • Working smoke detectors and CO detector
  • Central heating, air conditioning, kitchen, baths and light fixtures in working order
  • No fire or electrical hazards
  • Basement and crawl space condition
  • Property tax, sewer and property code fee balances are checked by Borough staff

Smoke and CO alarm certificate

Required
Requirements
  • Working smoke alarms on every level including basement and within 10 feet of bedroom doors; type depends on build year (hardwired and interconnected for newer homes, in every bedroom for 1991/1992 and later)
  • Hardwired smoke detectors may not be replaced with battery units; interconnected detectors must be replaced with compatible ones
  • Basement detector within 10 feet of the stairway, not in the stairway
  • Two-family homes: detectors at each landing of common hallways and stairs
  • Do not place detectors within 5 feet of a kitchen, 3 feet of fans, bathroom doors or supply vents, or 1 foot of a light fixture; detectors must not be painted
  • Central-station monitored alarm systems must be certified by a licensed NJ Fire Protection Contractor before the Fire Marshal's inspection
  • CO alarm on each sleeping level, in the hallway near every bedroom door, if there is a fuel-burning appliance or attached garage
