Requirements
  • Exterior-only inspection; no one needs to be home
  • Sidewalks, walkways, stairs and driveways in good repair, including sidewalk up to the curb line
  • Fences, detached garages and other accessory structures structurally sound
  • Dead or dying trees and hazardous limbs removed or trimmed
  • Weeds and grass under 10 inches
  • Property clean and sanitary
  • Grading and drainage: no ponding, no runoff onto neighbors
  • Sump pump and roof drain discharge not affecting neighbors or the roadway
  • Exhaust vents
  • No ground surface hazards such as holes or broken walks
  • No unregistered, uninsured or disassembled vehicles stored on the property

Smoke and CO alarm certificate

Required
Requirements
  • 10-year sealed battery smoke alarm on every level, in every bedroom (on the ceiling), and within 10 feet of all bedroom doors; hardwired alarms cannot be swapped for battery alarms
  • Basement smoke alarm at the bottom of the stairwell, on the ceiling (not between joists)
  • Smoke and CO alarms must be less than 10 years old and working
  • CO alarm in the hallway within 10 feet of all bedrooms
  • House numbers at least 4 inches high, contrasting color, permanently on the house and visible from the street (mailbox or light post numbers not accepted)
  • Homes with a secondary power source (solar, generator, battery storage) need a permanent, non-handwritten label at the main electrical panel and the electric meter, such as 'Caution: Multiple Sources of Power'
  • Homes with a low-voltage fire alarm system must have it tested by an alarm contractor before the inspection and show the certification to the inspector
  • The township page says fire extinguishers are no longer required
