Requirements
  • House number on the dwelling, reflective, at least 3.5 inches high and readable from the street
  • Fences and pool areas with self-latching, outward-swinging gates (fence at least 48 inches, latch at least 54 inches)
  • Landings and porches 30 inches or higher need a guard rail at least 36 inches high with openings no wider than 4 inches
  • Stairways, decks, porches and balconies structurally sound; handrail on any stair with 4 or more risers
  • No broken or missing glass; windows open, lock and have screens; egress windows open easily
  • Basement outside entrances kept tight against pests and water
  • Anti-tilt device on the stove; all utilities on at the time of inspection
  • Smoke alarm on every level, in every bedroom and outside each sleeping area (form says battery operated)
  • Carbon monoxide alarm near sleeping areas if the home has a fuel-burning appliance or attached garage
  • ABC fire extinguisher, 5 to 10 lb, mounted in a visible, convenient spot (April 2026 form still lists it)
  • Bathroom window or exhaust fan vented outside
  • Mechanical equipment (exhaust fans, sump pumps, wood stoves, fireplaces) safe and working
  • No electrical hazards: no open junction boxes, taped splices or extension-cord wiring; service wire in sound condition
  • GFCI protection for pools, spas, exterior and garage outlets, within 5 feet of water, and at kitchen and bath counters
  • Certifications may be required for roof, electrical, structural or heating items
