  • Home clean and move-in ready, trash and hazardous material removed; paint, flooring, siding, roof, windows and screens in good condition
  • Attached garage walls and attic ceilings finished with 1/2 inch drywall (two layers of Type X under living space); rated doors
  • Stairs with graspable handrails and closed risers; decks and landings 30 inches or more above grade need 36 inch guardrails with openings under 4 inches
  • Smoke alarms to code (see fire certificate) and carbon monoxide alarm within 10 feet of all bedrooms
  • Anti-tip device on the range
  • Electrical: no exposed wires, panel labeled, all boxes covered
  • Water heater relief valve piped to within 6 inches of the floor; heating equipment properly vented
  • House numbers at least 4 inches near the front door (not on the door), contrasting
  • Well water test by the Board of Health if on well water
  • Flood elevation certificate in special flood hazard areas
  • Chimney caps on all fireplaces
  • Certificates by professionals for chimneys, woodstoves, fireplaces, heat and hot water systems, elevation, bulkhead, and lead paint for homes built before 1978
  • Portable fire extinguisher, minimum 2A:10BC, 2.5 to 10 lb dry chemical, within 10 feet of the kitchen (still listed on the May 2026 form)

  • Ten-year sealed battery smoke alarms required where alarms are battery powered (effective January 1, 2019); hardwired alarms from original construction must stay hardwired
  • Smoke alarm rules by year built (1978 and before, 1979-1981, 1981-1987, 1987-1991, 1991 to present), with hardwired and interconnected alarms required for newer homes
  • Carbon monoxide alarm within 10 feet of the sleeping areas
  • Portable fire extinguisher, minimum 2A:10BC, 2.5 to 10 lb dry chemical, within 10 feet of the kitchen (form dated May 2026 still lists it)
