Requirements
  • Walls and ceilings free of cracks or holes in every room
  • Floor coverings, windows and doors in good condition
  • Electrical wiring, fixtures and receptacles working; enough outlets in bedrooms
  • Entrance locks on front, rear and side doors cannot need a key from the inside
  • Kitchen counter, sink, dishwasher, exhaust and stove anti-tip device
  • Bathroom tile, sink, tub, toilet and ventilation fan
  • Handrails, guards and stairs sound
  • Exterior: roof, gutters and downspouts, paint, windows, foundation, siding, chimney cap
  • Fence and gate, lawn and landscaping kept up, no rubbish or debris
  • House number visible, driveway cracks and holes, front light working
  • Heating, electrical or plumbing certifications if the inspector asks for them

No set lead time published. The applicant must schedule the inspection, and any violations must be corrected within 90 days.

Smoke and CO alarm certificate

Requirements
  • All smoke and CO alarms must be less than 10 years old
  • All non-AC (battery) smoke alarms must be the 10-year sealed battery type
  • Smoke alarm type and locations depend on the year the home was built (for example, 1991 and newer: interconnected AC alarms with battery backup on each level and in each bedroom)
  • CO alarms near sleeping areas if the home has a fuel-burning device or attached garage
  • House number easily visible from the street
  • Homes with a secondary power source (generator, solar panels, battery storage) need printed warning labels such as 'CAUTION: MULTIPLE SOURCES OF POWER' within 18 inches of the main electrical panel and within 18 inches of the electric meter (ANSI Z535.4 label accepted); hand-written labels not allowed
  • Seller must complete and sign a self-inspection certification on the form before the inspection is scheduled
  • A separate application and fee is required for each dwelling unit on the property
  • The current form (August 2025) does not list a portable fire extinguisher

Submit the form and payment at least 10 business days before settlement. Inspections are scheduled on the first available Monday after all information and payment are received. If settlement is less than 10 business days away, email and call the Fire Official.
