Requirements

Smoke detectors on each floor, working; tested by the township inspector (or certification from the monitoring company if monitored)
Carbon monoxide detectors near the bedrooms
Visible 2.5 to 10 lb ABC fire extinguisher hung no higher than 60 inches and within 10 feet of the kitchen (April 2024 form)
Original certifications for the heater, heater chimney, wood fireplaces or woodstoves, and their chimneys
Well water test by a certified lab if on well water; buyer signs that they were told the results
GFI outlets outside, within 6 feet of the kitchen sink and in every bathroom; three-prong outlet for the washer; no open spaces in the panel; no multi-gang outlets or extension cords
Guardrails and handrails on all stairways; halls and stairways lighted
Heater and water heater relief valve pipe within 6 to 8 inches of the floor
Gutters, downspouts, screens, windows, siding, paint, decks, porches and accessory buildings in repair
Interior wall holes, tub and shower tile and leaking faucets repaired
No trash or rubbish on the property
House number visible on the front of the house or the mailbox

No set lead time; the certificate takes 3 business days to generate after all repairs and certifications are in, so allow time before closing.
