- Requirements
- All open construction permits (old or new) must be closed; work done without a permit must be permitted and inspected
- Exterior walls, roof, gutters, foundation, stairs, decks, porches, fences and accessory structures sound and in good repair
- House number at least 3 inches high, readable from the street
- Driveways and sidewalks level with no tripping hazards; yard maintained
- Guardrails on landings and porches 30 inches or higher (balusters no more than 4 inches apart)
- No double-keyed deadbolts on exit doors
- Pool fence with self-closing, self-latching gate (48 inches; 6 feet for in-ground pools); no stagnant pool water
- All utilities on at the time of inspection
- Smoke detector on each level and within 10 feet outside sleeping areas; battery units must be 10-year sealed type; existing hardwired units stay
- CO detector on all levels with bedrooms
- 2A-10B:C fire extinguisher mounted on the wall within 10 feet of the kitchen, about 5 feet high, on the way to the exit
- Stove anti-tip device; GFCI outlets at kitchen counters and bathrooms; no extension-cord wiring or open splices
- No plumbing leaks; heat to all habitable rooms; water heater bonding strap and relief valve pipe to 6 inches off the floor
- Electrical, plumbing, roofing or heating certification may be required at the inspector's discretion
- A blue recycling cart must be on the property at the inspection

Resale inspection (includes 1 re-inspection) $120.00 Each additional re-inspection for a temporary or expired C/O $50.00 Re-inspection fee when the Temporary C/I passes its 30-day expiration or after 2 failed inspections in a row $50 - Timing
- No set lead time published. Payment must be received before the inspection is scheduled; inspections are given the next available slot. A failed resale inspection gets a Temporary C/I good for 30 days.

Smoke and CO alarm certificate
Required- Requirements
- The Township's resale C/I checklist also covers smoke detectors on each level (10-year sealed battery type if battery powered), CO detectors on levels with bedrooms, and a wall-mounted 2A-10B:C extinguisher within 10 feet of the kitchen (form dated September 2026, after P.L.2025, c.19)
