Requirements
  • Heating system certification by an HVAC-R contractor or master plumber (form expires 1 year after the inspection date); the application asks for its date
  • Fire (smoke/CO) certification date is asked on the application
  • At least one working 10-year sealed battery smoke detector on each level including the basement; CO detectors within 10 feet of sleeping areas
  • Handrails on stairs with 4 or more risers; guard rails on porches/decks 30 inches or more above grade
  • GFCI within 6 feet of water sources; circuit breaker panel in order; no bare-wire fixtures
  • Ceilings, walls and floors with no holes, chipped paint, severe cracks or water stains; no ripped or old carpet
  • Interior doors sound, fit the frame and close properly; no keyed locks or deadbolts on interior doors
  • Heat working; appliances working with anti-tip bracket on the range
  • Hot and cold water; toilets flush
  • Bathroom has a window or exhaust fan
  • Utilities on at the time of inspection
  • Yard free of trash, debris and motor vehicles; all code violations fixed
  • Roof, chimney, siding, gutters and downspouts intact; windows and screens work
  • Driveway, sidewalks and aprons in safe condition; no trip hazards
  • No work done without permits

Smoke and CO alarm certificate

Required
Requirements
  • Smoke and CO detectors must be 10-year sealed battery (lithium) or hardwired, no more than 10 years old, and UL listed; at least one on each level including the basement
  • Hardwired smoke/CO detectors may not be replaced with battery units
  • Basement detector on the ceiling at the bottom of the basement stairs
  • CO alarm within 10 feet of every bedroom
  • Portable fire extinguisher: new within 12 months with receipt, or serviced by a NJ-certified extinguisher contractor; at least 2A-10:BC and not over 10 pounds; mounted on the manufacturer's bracket within 10 feet of the kitchen in the exit path; top no more than 5 feet and bottom at least 4.5 inches above the floor; not hidden in a cabinet or behind a door (per the district page last updated January 2024)
  • House numbers at least 4 inches high, contrasting color, permanently affixed, visible from the street
  • Monitored central alarm systems need an NFPA 72 inspection report from a NJ-licensed fire protection company at or before the inspection
