- House numbers visible from the street, 4 inches high, contrasting color
- Sidewalks, driveways and curbs without raised cracks over 1/2 inch or damage
- Roof sound; signs of leaks need a licensed roofer's certification
- Gutters and downspouts draining away from the building; front and rear exterior lights
- Handrail on front steps with more than 3 risers; guardrails on decks and porches over 30 inches with balusters under 4 inches apart
- Peeling paint scraped and painted; rotted wood, loose siding and broken glass repaired; screens on all windows
- Yard cut and cleared; trash and recycling cans stored out of view from the street
- 10-year sealed battery smoke detector on every level and in every bedroom, none more than 10 years old; CO detectors within 10 feet of all sleeping areas
- 2A:10B:C fire extinguisher mounted in the kitchen area per NJ fire code
- Graspable handrails on all stairs including basement; guards on open sides
- Outlets, switches and fixtures working with covers; GFCI at kitchen counters, within 6 feet of sinks, bathrooms and washer
- Windows open, close, lock and stay up; exterior door locks not keyed from inside; no infestation
- Fireplaces and chimneys certified by a licensed contractor; termite damage needs an exterminator's certificate
- Basement: water heater relief pipe within 6 inches of floor, emergency heater switch, sump pump to the outside (not the sewer), 60 amp minimum service with labeled breakers, hard-piped dryer vent, abandoned oil tanks removed with a permit
- Stove anti-tip device; bedrooms need proper egress, and no basement bedrooms without egress; work done without permits must be permitted

- No lead time published. Violations found at the first inspection must be fixed and re-inspected within 90 days (extendable once to 120 days if asked before day 90), or a new application and fee are needed.

Smoke and CO alarm certificate
Required- Requirements
- Smoke detectors: 10-year sealed battery units, one on each level and one in each bedroom; no detector more than 10 years old (Township checklist, March 2026)
- Carbon monoxide detectors within 10 feet of all sleeping areas
- Fire extinguisher still listed on the March 2026 Township checklist: 2A:10B:C, mounted per NJ fire code in the kitchen area
- For an as-is Transfer of Title sale (no one moving in): at least one battery smoke detector on each level, inspected before the transfer certificate is issued
