- Requirements
- No sump pumps, roof drains or other drainage connected to the sanitary sewer (must be permanently disconnected)
- Water meter working and reading accurately; the Township replaces a bad meter, but any plumbing changes needed are at the owner's cost by a licensed plumber
- Sidewalks free of trip hazards or other hazards; owner repairs or replaces as directed
- No open construction permits; all improvements inspected and passed so permits can be closed
- No encroachment on Township-owned land
- If the property adjoins Township-owned property: a survey no more than 90 days old, with corner flags left in place until closing
- Fees
Inspection, all residential and commercial properties (noted on tax search, collected at closing) $75.00 Inspection, second floor condominium (noted on tax search, collected at closing) $50.00 - Timing
- Get it before the real estate closing; the seller schedules the inspection with Public Works.

Smoke and CO alarm certificate
Required- Requirements
- All smoke detectors must be within 10 years of the manufacture date
- All CO detectors must be within 7 years of the manufacture date
- CO detector within 10 feet outside all sleeping areas if the home has a fuel-burning appliance, fireplace or garage (CO detectors only in bedrooms fail)
- Pre-1975 homes: 10-year sealed battery smoke detector on each level, within 10 feet of each bedroom, including basement
- AC smoke detectors must be interconnected; smoke detector at the bottom of basement stairs and top of walk-up attic stairs
- Hardwired low-voltage fire alarm system must be tested and approved by a NJ licensed fire alarm contractor before the inspection; show or upload the certification
- Smoke detector circuit located and labeled at the panel before the inspector arrives; panel circuits properly labeled
- Homes with a generator, solar panels or battery storage need a permanent (not handwritten) 'CAUTION: MULTIPLE SOURCES OF POWER' type label within 18 inches of the main panel and the electric meter
- House numbers permanently affixed, Arabic numerals about 3 inches high and 1 inch wide, contrasting background, visible from the street, not on a door
- Upload a copy of the contract of sale or lease with the application
- The Construction Office is notified of each application to check for open permits or violations
