• Smoke detectors on each floor, working; tested by the township inspector (or certification from the monitoring company if monitored)
• Carbon monoxide detectors near the bedrooms
• Visible 2.5 to 10 lb ABC fire extinguisher hung no higher than 60 inches and within 10 feet of the kitchen (April 2024 form)
• Original certifications for the heater, heater chimney, wood fireplaces or woodstoves, and their chimneys
• Well water test by a certified lab if on well water; buyer signs that they were told the results
• GFI outlets outside, within 6 feet of the kitchen sink and in every bathroom; three-prong outlet for the washer; no open spaces in the panel; no multi-gang outlets or extension cords
• Guardrails and handrails on all stairways; halls and stairways lighted
• Heater and water heater relief valve pipe within 6 to 8 inches of the floor
• Gutters, downspouts, screens, windows, siding, paint, decks, porches and accessory buildings in repair
• Interior wall holes, tub and shower tile and leaking faucets repaired
• No trash or rubbish on the property
• House number visible on the front of the house or the mailbox
