- Requirements
- Inspection by the Code Enforcement Division before the sale or transfer of title
- Copy of the sales agreement attached to the application, signed by both seller and purchaser
- No work done without permits
- Working smoke detector on each level, including basement
- Carbon monoxide detector, one per unit, usually in the sleeping area or level
- Relief valves on the hot water heater and boiler piped to within 8 inches of the floor
- Sump pump (if present) piped to the outside, not connected to the sanitary sewer
- Handrails for anything over two steps; stairs in good shape inside and out
- All switch and outlet covers in place; electric panel in good shape; no exposed wires or open electrical boxes
- Attached garage with no holes in walls or ceilings
- All toilets and faucets working; hot water at least 110 degrees with hot faucet on the left
- Proper fit and venting of furnace/boiler and water heater to the chimney
- No broken windows or glass, and no other visible safety faults

Smoke and CO alarm certificate
Required- Requirements
- Smoke detector on each level, including the basement and attic (the placement sheet says no detector is needed if the attic is not finished), and outside each separate sleeping area, on or near the ceiling
- Ten-year sealed battery single station smoke detectors listed to UL 217; proof of purchase (box or receipt) required the day of inspection
- Carbon monoxide detectors on each floor used for sleeping, outside bedrooms within 10 feet of bedroom doors
- Existing hardwired systems installed under a building permit must be kept at the same level; battery detectors are not acceptable replacements
- No double sided tape for mounting equipment
- ABC fire extinguisher, minimum 2A:10B:C, no more than 10 lb, mounted on the wall within 10 feet of the kitchen in an open, easily accessible spot (form still lists it)
- Copy of the sales contract; LLC buyers or sellers must provide a certificate of registration or organization
- If the property is vacant or needs rehabilitation, a letter from the attorney to the Fire Official (template enclosed in the packet)
