Requirements
  • Inspection of the home by the Borough before sale or transfer of title
  • All open permits must be closed before the certificate is issued
  • Smoke alarm, carbon monoxide alarm and fire extinguisher check is done as part of the CCO inspection (see fire certificate)
  • Borough also requires an explosive gas detector on each occupied level
  • Certificate is not issued until final payment is received and cleared

Smoke and CO alarm certificate

Requirements
  • Smoke alarm on each level including the basement (not unfinished attics), outside sleeping areas; 10-year sealed battery units where no hardwired system is required
  • Hardwired, interconnected systems required at construction or renovation must be in place and working; battery alarms not accepted in that case
  • Carbon monoxide alarm outside sleeping rooms on each level with bedrooms; combination smoke/CO allowed
  • Alarms must be within service life, UL approved, with fresh batteries; mounted with proper fasteners (no Velcro or tape)
  • Explosive gas detector on each occupied level (Borough requirement)
  • Two family homes also need smoke alarms at the top of each common stairwell
  • Class A-B-C fire extinguisher, no more than 10 lbs, mounted no higher than 48 inches in or within 10 feet of the kitchen (form still lists it)
  • Monitored low-voltage alarm systems must be put on test with the monitoring company before the inspection

Timing
Done during the CCO inspection; CCO application must be in at least 10 days before closing. Fire inspections are scheduled Wednesday 10:00am-12:00pm per the Construction page.
