- Requirements
- General inspection of the visible parts of the building for code violations and unsafe conditions (fire, electrical, plumbing, building, property and grounds checklist)
- Smoke and CO alarms on each floor and near all bedrooms; battery smoke alarms must be 10-year sealed units unless hardwired, and battery alarms cannot replace hardwired ones (the TOP inspection also serves as the state smoke/CO certificate)
- All construction permits, past and present, must be closed
- Proof that any lead or galvanized water service line on the property has been replaced (plumber inspection documents the line material)
- A Township-approved water meter must be installed, even if the house is winterized
- Sump pumps and downspouts must not be connected to the sanitary sewer; sump pumps must drain outside
- Rental property registration up to date; if the home will be a rental it must be registered within six months of closing
- Heating equipment and water heaters properly vented; pressure relief valve discharge pipe; handrails on stairs with four or more risers; house properly numbered; sidewalks free of tripping hazards
- Attached garage: fire-rated, self-closing door into the house
- Portable fire extinguisher only for three-family and larger buildings

Smoke and CO alarm certificate
Required- Requirements
- Smoke and CO alarms on each floor and in the vicinity of all bedrooms
- Battery smoke alarms must be 10-year sealed battery units unless hardwired; battery alarms cannot replace hardwired alarms
- 10-year sealed battery combination smoke/CO alarms are acceptable
- Portable fire extinguisher required only for three-family and larger buildings (IFC 906.1), per the Township form
