- Smoke certificate from Fire Prevention must be issued before the Resale Certificate
- Check for open permits; any work that needed a permit must get a compliance permit, be inspected and closed
- Additions, alterations, finished basements or attics, garage conversions, patios, decks, pools and spas must have zoning and building approvals
- Pool or spa: fence and childproof gate required
- Handrails and guardrails secure and proper height; stair riser openings under 4 inches
- Water heater, furnace, air conditioner and boiler installed with permits and working
- Water heater: pressure relief valve, bonding cable, relief pipe (not black pipe) ending 6 inches from the floor, unthreaded
- Oil and gas flue connections secure; gas appliances have shut-off valves

- House numbers on the front of the house, at least 4 inches high
- Existing GFI outlets working
- No junk or debris in basement, attic or yard
- No keyed locks on bedrooms; exit doors without a keyed inside lock

Smoke and CO alarm certificate
Required- Requirements
- Battery smoke alarms must be 10 year sealed battery type; existing hardwired alarms cannot be replaced with battery alarms
- Smoke alarms no more than 10 years old
- Smoke alarm on every level including the basement (3 or more steps counts as a separate level), within 10 feet of bedroom doors; basement alarm on the ceiling or beam at the base of the stairs; finished loft or attic living space needs an alarm
- Alarm type follows the year the house was built (hardwired and interconnected rules for homes built after 1977, and alarms in each bedroom for homes built from March 1991)
- CO alarm within 10 feet of sleeping areas; a bedroom with a fuel burning appliance needs its own CO alarm; bring the CO alarm instructions to the inspection
- Secondary power sources (solar, battery storage, installed generator) must be labeled per P.L.2025, c.19
- Supervised or monitored alarm systems must be kept working at change of occupancy
