Requirements
  • Township reviews the property's permit and inspection history
  • No open or outstanding construction permits or inspections
  • Permitted work must have its final approvals
  • Any work done without a required permit must be permitted and inspected (the form asks about A/C, furnace, boiler and water heater replacements in the past 10 years, plus generator, radon system, addition, finished basement, fireplace or wood stove, shed over 200 sq ft, pool, hot tub, deck and gazebo)
  • Owner signs a notarized certification on the application
  • Permits and Certificates of Approval issued through this process are sent to the Tax Assessor and can lead to an added assessment
  • If the seller will not do it, the buyer's attorney can request a waiver on law firm letterhead so the buyer takes on the Home Sale Certificate after closing; the home cannot be occupied during renovations (other than minor work) until the certificate is issued

Smoke and CO alarm certificate

Requirements
  • Smoke alarms on every level including basements (not attics or crawl spaces) and outside each sleeping area
  • Battery smoke alarms must be 10-year sealed battery alarms; existing hard-wired alarms must be kept and cannot be replaced by battery units
  • CO alarm within 10 feet of every bedroom (battery, hard-wired or plug-in; combination smoke/CO alarms are acceptable)
  • Fire extinguisher still required on the July 2026 sheet: listed, labeled, charged and operable, rated at least 2A:10BC (4, 5 or 6 lb ABC), under the kitchen sink or within 10 feet of the kitchen exit path; it does not need to be mounted
  • Application and payment must be made before an inspection is scheduled
  • Certificate valid for 60 days and not transferable
