Requirements
  • Exterior: no flaking or peeling paint; street numbers at least 3 inches; no holes or cracks in foundation and walls; trim, chimneys, windows, handrails, guards, sidewalks and steps in good repair
  • Unused oil tanks removed or filled with a permit
  • All open permits must have final approval
  • GFI outlets outside and in kitchens, baths and laundry areas (within 6 feet of water); covers on all outlets and switches; globes on light fixtures
  • Interior walls, trim, floors, ceilings and carpets in good, clean condition; bath and kitchen floors non-porous
  • Windows operable, stay open and have locks; windows and doors weather tight
  • Furnace safe with a red-marked emergency shut-off; flue connections tight; water heater relief valve extension tube within 6 inches of the floor
  • Door from garage to living space must be fire rated
  • Plumbing fixtures and appliances working; cabinets secured with handles
  • No infestation; unit clean and ready for occupancy
  • Fireplaces and wood stoves certified by a certified chimney sweep
  • No keyed locks or deadbolts on interior doors
  • Buyer must give a notarized letter that the attic, basement and garage will not be used as sleeping rooms or rental units
  • Two-family or larger homes, or a one-family bought as a rental, must be registered as rental property by the buyer
  • Conditional 45-day certificate possible with the buyer's notarized letter taking responsibility for violations; not issued with any fire violations
