- Dwelling must comply with federal, state and local housing codes
- Kept in a safe, sanitary condition with proper and adequate light and ventilation

Smoke and CO alarm certificate
Required- Requirements
- Smoke alarms on each level, in every bedroom, and outside each sleeping area within 10 feet of doorways
- Since January 1, 2019: 10-year sealed lithium battery single-station smoke alarms; existing AC-powered alarms are accepted and must not be removed
- Carbon monoxide alarms on each level and outside sleeping areas
- Central-station monitored alarm systems must be inspected by a NJ certified fire protection contractor, with the report available at the fire inspection
- Owner, agent or designee must be present; detectors mounted more than 9 feet up must be tested by the owner or agent
- A penalty of up to $500.00 may apply if the sale closes before the certificate is received
