Requirements
  • Records check by the construction office: no open construction permits on the property
  • Any open permits must get final inspections and the proper Uniform Construction Code certificates before the CRC is issued
  • Exempt transfers (for example spouse to spouse, parent and child, estate distribution, refinancing, deed corrections) do not need a CRC as long as no change in physical occupancy occurs

Smoke and CO alarm certificate

Requirements
  • Smoke alarms as required for the year the home was built or renovated (for example, homes before 1977 need 10-year sealed battery alarms on all levels including the basement and within 10 feet outside all bedrooms; later homes must keep hardwired and interconnected alarms)
  • Hardwired smoke alarms may not be replaced with battery alarms; the most recent approved configuration must be kept
  • Carbon monoxide alarms within 10 feet outside every bedroom; battery or plug-in units allowed for homes built before 2016; alarms no older than 10 years
  • All alarms must be UL listed and replaced at end-of-life signal or 10 years from manufacture; smoke alarms at least 36 inches from ceiling fans and vents
  • Homes with a generator, solar panels, battery storage or other secondary power source need reflective 'CAUTION MULTIPLE SOURCES OF POWER' labels (ANSI Z535.4) within 18 inches of the main electrical panel and meter
  • House numbers at least 4 inches high, reflective or high-contrast, facing the access road
  • A fire alarm or combined burglar/fire alarm system that does not meet the listed requirements will not pass; finished basements are reported to the building department

Timing
Fee depends on business days between receipt of the completed application and fee and the closing date: 11 or more business days for the lowest fee. Inspections are on Wednesdays. The Township page recommends applying a couple of weeks before closing and says the certificate is good for 90 days.
