Requirements
  • Smoke alarms on every level, in each bedroom and within 10 feet outside each sleeping area (10-year sealed battery type)
  • Carbon monoxide alarm in the hallway within 10 feet of the bedrooms
  • Fire extinguisher 2A-10BC, under 10 pounds, mounted within 10 feet of the kitchen in plain sight, tagged or with a current receipt, top no higher than 5 feet
  • House numbers at least 4 inches and visible from the street
  • Handrails on stairs with 3 or more risers; guardrails with spindles no more than 4 inches apart on porches or decks 30 inches or higher
  • GFCI outlets within 6 feet of any water source or the breaker panel
  • Electric properly installed with no bare wires; heat working
  • Water heater working, at least 110 F, with the relief valve pipe extended to within 6 inches of the floor
  • Chimney certificate for fireplaces
  • Walls, ceilings and floors free of holes, chipped paint, cracks or stains; no rubbish inside or out
  • Doors and windows working with locks, screens on opening windows, one egress window in each sleeping area
  • Globe covers on closet and shelf lights; bathroom window or exhaust fan
  • Gutters, downspouts and roof sound; all plumbing working
  • Appliances working with an anti-tip bracket on the range; key locks on entry doors only
  • All utilities on at the inspection and no open construction permits
