Requirements
  • Buyer may not occupy the home until the Township issues a certificate of occupancy (Township code section 64-2)
  • All construction permits must be in place for anything newly or previously installed or replaced, such as air conditioning/HVAC, water heater, furnace or chimney
  • Well, chimney and septic certifications are required when the property has them
  • Inspector may cite any other item under the International Property Maintenance Code
  • Smoke, carbon monoxide and secondary power source label inspection (UFSA) is done by the same office on the same application

Timing

Smoke and CO alarm certificate

  • 10-year sealed smoke detectors in the common area and in each separate sleeping room
  • 10-year sealed smoke detector within 10 feet of all bedroom doors
  • 10-year sealed smoke detector on each additional story, including the basement (not crawl spaces or uninhabitable attics)
  • Carbon monoxide detectors within 10 feet of each bedroom in homes with fuel burning appliances or an attached garage
  • Homes with a secondary power source need a warning label within 18 inches of the main electrical panel and the electric meter
  • Newly built or renovated homes must have hardwired, interconnected smoke and carbon monoxide detectors with battery backup; regular battery-only detectors are no longer allowed
