Requirements

Buyer must get the certificate before buying and moving in; the home may not be occupied until it is issued
Septic certification
Well water test by a New Jersey state approved lab
Chimney certification
Fire extinguisher mounted on the wall no higher than 5 feet, within 10 feet of the kitchen, not blocked
GFCI outlets in the kitchen, bathrooms, sump pumps, utility sinks and outside
Smoke and carbon monoxide detectors must be new 10-year sealed battery units
Water heater discharge pipe ending 2 to 6 inches from the floor
Electrical panel with every breaker labeled
Yard free of debris, trash and junk; grass and weeds mowed
Owner or owner's representative must be present if the home is vacant

Timing

Schedule the inspection at least 10 business days before settlement. The inspection is only scheduled after the completed application and the required certifications are received.
