Requirements

• Exterior walls sound and weatherproof; house numbers at least 3 inches, readable from the street; yard maintained
• Garages, fences, walls, stairs, decks, porches sound; driveways and sidewalks without tripping hazards; no big foundation cracks
• Porches or landings 30 inches high need rails with openings no more than 4 inches
• Roof and chimney sound (roof or chimney certification may be required); no broken glass
• No double-keyed deadbolt on the main door (thumb latch required)
• Pool fence with self-closing, self-latching gate that swings out (48 inch minimum, 6 ft for inground); no stagnant water; GFCI for pools
• All utilities on at inspection
• Smoke detector on each level and outside sleeping areas (battery allowed); CO detector outside sleeping area (battery allowed)
• A:B:C fire extinguisher, no larger than 10 lb, mounted within 10 ft of the kitchen
• Mechanical equipment working; no excessive peeling paint, loose plaster or decayed wood; no insect infestation
• Handrail 30 to 38 inches on stairs of 5 or more steps; every room has an operable window with screen
• Electrical free of hazards: no extension-cord wiring, covers on all boxes, at least 2 outlets per room and 1 per bathroom
• Plumbing without leaks, toilets flush, tub and shower watertight; heat to all habitable rooms
• Water heater and boiler relief valve pipe ending within 6 inches of the floor; flue pipes sealed
• Satisfactory drinking water lab report if not on public water

Apply at least three weeks before occupancy; the borough suggests applying when the house is listed
