- Curb, sidewalk and driveway apron level and repaired
- Roof, chimney, fireplace, HVAC and water heater may need certification if deficient (HVAC and water heater age base 15 years)
- Exterior grounds cleared of debris and trailers, cars or trucks
- Gutters, downspouts and splash blocks where needed
- Electric service line, meter and panel in good repair
- Steps, decks, porches, guardrails (4 inch spacing, 36 inches high) and graspable handrails built to code
- Pool fence with self-closing gate
- Smoke detectors on every floor including basement
- Carbon monoxide detectors on all levels, including by bedrooms
- Portable fire extinguisher, A:B:C type, no larger than 10 lb, wall mounted, visible, within 10 feet of the kitchen
- Keyless exit deadbolts on exterior doors
- Water heater relief valve discharge within 6 inches of floor
- Bathroom, kitchen and dryer venting (dryer ducts 4 inch metal); GFI outlets in kitchen, bath, laundry and exterior
- Stove anti-tip device; working windows and screens; sound walls, ceilings, floors; attic and basement not used as habitable space

- No set lead time published. The form says not to schedule settlement until the CO is approved and returned, and the violation notice gives 90 days to correct items and says to allow ample time before settlement.

- The CO checklist asks for an A:B:C residential fire extinguisher no larger than 10 pounds, mounted on the wall, visible, within 10 feet of the kitchen
- The CO checklist asks for carbon monoxide detectors on all levels, basement, first floor and second floor by bedrooms
