- Requirements
- Yard free of debris and weeds and sheds empty; waterfront lots: bulkhead in good condition, fill maintained on the landward side, no floatable debris around or under the house
- Home clean and move-in ready: trash, debris and hazardous material removed; paint, flooring, siding, roofing, windows and screens in good condition
- Attached garage: 1/2 inch drywall on walls next to living space and on attic ceilings; two layers of type X drywall under living space above the garage; metal or rated doors in separation walls, including attic access
- Stairs with graspable handrails and closed risers; decks and landings 30 inches or more above grade need 36 inch guardrails with openings under 4 inches
- Smoke detectors to code (at least one per level in older homes and one within 10 feet of each bedroom) and CO detector within 10 feet of all bedrooms
- Anti-tip device on the range
- Electrical: no exposed wires, panel labeled, all boxes covered
- Plumbing: water heater relief valve piped to within 6 inches of the floor; heating equipment properly vented
- House numbers at least 4 inches near the front door (not on the door) and contrasting
- Well water test by the Board of Health (if on a well)
- Flood elevation certificate in a special flood hazard area
- Chimney caps on all fireplaces; chimney, woodstove, fireplace and heat and hot water certificates from professionals
- Lead paint certificate if built before 1978; bulkhead certificate (waterfront)
- Portable fire extinguisher, minimum 2A:10BC, 2.5 to 10 lb dry chemical, within 10 feet of the kitchen
- No sleeping space on the third floor in Tuckerton Meadows or in second-floor loft areas in Bartletts Landing

Required- Requirements
- Smoke detectors on each level and outside each sleeping area near the bedrooms; hardwired or interconnected alarms required by year built: 1979 to 1981 hardwired outside sleeping areas; 1981 to 1987 hardwired outside sleeping areas and in the basement; 1987 to 1991 hardwired interconnected on each level; 1991 to present hardwired interconnected with battery backup in all bedrooms, outside each sleeping area and on every level
- Since January 1, 2019 battery smoke alarms must be 10-year sealed units; all non-sealed battery detectors must be replaced; hardwired alarms from original construction may not be replaced with battery alarms
- Smoke detectors not within 3 feet of a kitchen or bathroom, not within 20 feet of a flame-producing device, and not within 4 inches of a corner or lower than 12 inches from the ceiling on a wall
- CO alarm within 10 feet of the sleeping areas
- Portable fire extinguisher still on the May 2026 Borough form: minimum 2A:10BC, 2.5 to 10 lb dry chemical, within 10 feet of the kitchen
