Rent control
Local limits on how much a landlord can raise the rent. New Jersey has no statewide rent control law, so it only exists in towns that pass their own ordinance, and many newer buildings are exempt.
New Jersey example
DCA's 2026 Rent Control Survey reviews all 564 New Jersey towns. It lists Jersey City's limit for covered buildings of 5 or more units as the lesser of 4% or a CPI-based figure. Units completed after June 25, 1987 are exempt for 30 years after construction. Your municipal clerk can confirm whether your town has rent control.
