Average property tax by county, 2026
This ranking compares New Jersey counties using the mean latest-positive annual property-tax amount reported in Watchdog's maintained 2026 statewide MOD-IV aggregate dataset. Median tax is shown beside it so unusually high or low observations do not disappear inside the average.

Average versus median
The average answers the issue's county-comparison question directly. The median is included because county property mixes vary. A small number of unusually expensive or low-tax records can pull an arithmetic mean away from the tax amount experienced by the middle observation.
What this does not mean
This is not a ranking of tax fairness, service quality, home prices, or Watchdog Score. County averages also do not predict the bill on a particular property. A parcel's taxable assessment and municipal General Tax Rate remain the inputs used to compute its actual bill.
Why Watchdog uses one data contract
The page reads the same statewide aggregate file produced by Watchdog's 2026 MOD-IV intelligence pipeline. That keeps the public statistics surface aligned with the product instead of maintaining a second hand-edited county dataset.
Where this data comes from
Primary public source family: NJ Division of Taxation, Property Assessment List (MOD-IV).
Watchdog maintained aggregate: /property/data/statewide-intelligence.json, source ID treasury-modiv-2026. County means use every valid reported tax observation; county medians are exact over valid reported observations. The output contains aggregate statistics only, not person-level or parcel-row exports.
