NJ property tax rates by town

Search and sort New Jersey municipalities by the General Tax Rate used to calculate an individual property tax bill. Watchdog uses the same maintained rate file that powers property-level tax history so this public statistics surface does not drift from the product.

Latest official vintage: 2025. As of August 25, 2026, the New Jersey Division of Taxation lists 2025 as the latest published statewide General Tax Rates table. This page targets the 2026 research season, but it does not label 2025 figures as 2026 rates. When New Jersey publishes the 2026 table, this page can advance without changing that evidence rule.

What this ranking means, and what it does not

Use General Tax Rate for the bill

New Jersey defines the General Tax Rate as the multiplier used to determine the amount of tax levied on a property. It is applied to taxable assessed value.

Do not rank towns by rate alone

A high General Tax Rate does not automatically mean a homeowner has a higher effective burden than someone in another municipality. Assessment levels differ, especially across towns at different points in their revaluation cycle.

Effective Tax Rate is different

The state says the Effective Tax Rate is a statistical comparison measure and is not the rate used to compute an individual tax bill. Watchdog keeps those concepts separate.

Source and vintage

Primary source: New Jersey Division of Taxation, Local Property Tax statistical information, General Tax Rates by County and Municipality. Latest statewide table currently published: 2025. View the official statistical information page.

The Watchdog table is loaded from /property/tax-rates.json, the maintained municipal rate file already used by Watchdog's property-tax history tooling. That keeps the public ranking tied to the same data contract as the product instead of maintaining a second hand-edited statistics dataset.
