Average residential assessment by county, 2026
This ranking shows the average assessed value of residential line items in each New Jersey county using the State's latest 2026 Average Residential Statistics. It is assessment data, not a home-price ranking and not a Watchdog Score.
| Rank | County | Avg. residential assessment | Residential line items |

What this measures
The Division of Taxation publishes an average assessment and residential line-item count for every taxing district, plus a county total. Watchdog standardizes those county totals into one sortable statewide view so the official public record is easier to compare.
What it does not measure
A higher average assessment does not automatically mean a higher effective property-tax burden. General tax rates, equalization, property mix and reassessment timing all matter. Use this page as assessment info, not as a tax-bill estimate.
Why the 2026 vintage matters
The State's 2026 Average Residential Statistics are now available. This page uses that current published vintage rather than relabeling older figures as 2026 data.
Where this data comes from
Primary source: NJ Division of Taxation, 2026 Average Residential Statistics.
Watchdog transcribes the State's county-total residential line-item count and average assessment fields, then ranks counties by average assessment. No Watchdog Score component, proprietary model, or inferred market value is used here.
Source checked August 25, 2026. Refresh cadence: annually when the Division of Taxation publishes the next statewide Average Residential Statistics vintage.
