Flood risk disclosure
Since March 20, 2024, New Jersey sellers must answer flood risk questions on the seller's property condition disclosure statement before a buyer signs a sales contract, including FEMA flood zone status and known flood history.

Made-up example: before listing a house, a seller searches the address in DEP's Flood Risk Notification Tool at flooddisclosure.nj.gov and sees part of the lot is in FEMA's 100-year floodplain. In the form's Flood Risk section, the seller answers yes, notes the basement had pooled water after heavy rain, and says whether federal law requires flood insurance there.
