Eviction
The court process a New Jersey landlord must use to remove a tenant. The landlord sues in the Special Civil Part, must win a judgment for possession, then gets a warrant of removal, and only a court officer can carry it out.
New Jersey example
Made-up timeline: a judge grants the landlord a judgment for possession. The warrant of removal can't be issued until three business days pass. Once a Special Civil Part officer serves it, a residential tenant has at least three business days to move. A landlord who changes the locks or shuts off water or electricity to force a tenant out is breaking the law.
