ANCHOR program

ANCHOR is New Jersey's yearly property tax relief payment for people who own or rent their main home. For the 2025 benefit, homeowners qualify with income up to $250,000 and renters with income up to $150,000.

New Jersey example

From the state's 2025 table: a homeowner with income of, say, $120,000 gets $1,500, and one with $200,000 gets $1,000. A renter gets $450, or $700 if 65 or older by December 31, 2025. Payments roll out starting September 15, usually within 90 days of filing.
