Certificate of Occupancy

- Requirements
- Purchaser fills out and signs the application with original signatures, notarized, plus a notarized affidavit stating the number of dwelling units and that they buy the property as is and are responsible for outstanding violations
- LLC buyers or sellers must give the actual name of the manager or principal
- Boilers and furnaces need a full fire rated ceiling or a sprinkler on the water line
- All permits closed with final inspections done; no open building code or property maintenance violations
- Exits clear; no padlocks or key locks on exit doors; no keyed locks on interior doors
- Handrails on stairs with three or more risers
- Working smoke and carbon monoxide detectors
- Fire extinguisher within 10 feet of the kitchen, properly mounted and easy to reach
- Windows open and have no broken or cracked glass
- No trash or rubbish buildup inside or outside
- Inspector must have access to all areas of the property

Smoke and CO alarm certificate
Required- Requirements
- All smoke detectors must be 10-year sealed units (since January 1, 2019)
- Smoke detector on each level including the basement (not the attic or crawl space); smoke detector and carbon monoxide alarm outside each sleeping area within 10 feet of bedrooms
- Carbon monoxide alarms placed next to fuel burning equipment, and replaced if older than 8 to 10 years
- All front doors leading to hallways must self-close
- The July 2024 Town form still lists fire extinguishers mounted in the proper location (state law dropped the extinguisher in 2025)
- Applications brought in after 12 noon count as the next business day
