Lowest property tax rates in New Jersey

This ranking sorts New Jersey municipalities by the latest statewide General Tax Rate currently published by the Division of Taxation, lowest first. A lower rate can be useful info, but it does not by itself identify the cheapest town for property taxes.

Latest official vintage: 2025. As of August 25, 2026, New Jersey lists 2025 as the latest published statewide General Tax Rates table. Watchdog keeps that source year explicit instead of publishing an invented 2026 rate.

Why “lowest rate” is not the same as “lowest taxes”

Taxable assessment changes the result

The General Tax Rate is only one side of the bill calculation. The other is taxable assessed value. A municipality with a low rate can still produce a substantial bill when assessments are closer to current market value.

Revaluation timing can distort comparisons

Municipalities are not all at the same point in an assessment cycle. A recent revaluation can change the relationship between assessed value and market value while the General Tax Rate adjusts in the opposite direction.

Cheap-tax claims need a different dataset

Watchdog does not label these municipalities the “cheapest taxes in New Jersey.” That claim would require bill or effective-burden evidence, not simply the lowest statutory General Tax Rate.

Source, method and limits

Primary source: New Jersey Division of Taxation, Local Property Tax statistical information, General Tax Rates by County and Municipality. Latest statewide table currently published: 2025. View the official statistical information page.

The ranking loads /property/tax-rates.json, the maintained municipal rate contract already used by Watchdog property-tax tooling. Rows with no finite 2025 value are omitted rather than assigned a placeholder. The table sorts numerically from lowest to highest and shows the 2025-minus-2024 change where both vintages exist.

This page is a rate ranking, not a prediction of what a particular homeowner will pay. For an individual property, use the taxable assessment and the applicable General Tax Rate together, then verify the current local tax bill.
